All lots are 70-foot wide
Frisco address, Prosper schools
6 floor plans, and 5 of them came straight from Fields
Model Homes has 2 kitchens, 3 ovens, and 3 fridges 🤯
I've been in a lot of Toll Brothers homes, and I mean A LOT, but the model at Prestwick Grove is not the same as the others I’ve toured. This time, Toll’s new boutique community in north Frisco, made my top 3 before I even got to the second floor. I’m not kidding. It's a 5-bedroom, 7-bathroom floor plan that as far as I know, has never been shown in DFW before, and somewhere between the front door (I have never seen a door that big in my life) and the second kitchen hiding behind the first one, I stopped acting like a tour guide and started making mental notes on which bathroom tile I'm going to steal for my own house.
The full tour is right below, all 19 minutes of it. But a camera can only show you so much, and there are a few things I wanted to put in writing for you, like which school district this community is actually in (it's not the one you'd guess), what the property taxes look like, and which parts of that gorgeous model come standard and which parts are upgrades. So, same deal as the video: for the next few minutes, if it's okay with you, I'm going to treat you like a client.
Short on time? The second kitchen shows up around 5:30, the bridge to the private media room around 11:06, and the biggest laundry room I have ever seen in my life around 17:20.
Where Is Prestwick Grove, and What's Nearby?
Prestwick Grove sits near PGA Parkway and Preston Road in north Frisco, about 4 miles from the PGA of America headquarters, and it is not one of those big master-planned communities. No, no. It's small, it's boutique, and honestly, I think that's exactly where its charm comes from.
What I love about the location is everything that's growing up around it. The PGA headquarters is part of Fields, a roughly 2,500-acre development along Frisco's northern edge, which, just to give you a picture, is about 3 Central Parks laid side by side. So a lot of that open land you'll drive past on the way in already has plans attached to it.
Day to day, you're about 5 minutes from PGA Frisco and about 10 from Fields, and here's the part that honestly made me laugh: I looked it up, and there are 3 Costcos within about 11 minutes of this place. I don't know who needs 3 Costcos, but I'm not going to complain about it.
If you're commuting, downtown Dallas is about 30 to 35 minutes down the Dallas North Tollway, and DFW Airport is about 25 to 30, depending on traffic (and in DFW, it always depends on traffic).
How Much Does a Home at Prestwick Grove Cost?
As of this writing, Toll Brothers lists 6 floor plans here, with starting prices from $964,995 up to $1,129,995, and sizes running from about 3,000 square feet all the way up to 4,570-plus. That top end, just to give you a feel for it, is close to the size of an entire NBA basketball court, which is a lot of house to walk through, believe me, I did it on camera.
Builder pricing moves around a lot, so please treat these numbers as a snapshot rather than a promise, and check the latest with me or with Toll before you fall in love with a plan.
Is Prestwick Grove in Frisco ISD or Prosper ISD?
This is the one I really want you to slow down on, especially if you're moving here from out of state, because it surprises a lot of people. Prestwick Grove has a Frisco address, but it's zoned to Prosper ISD, and Toll Brothers lists Jackson Elementary, Hays Middle, and Rock Hill High for the community.
The reason it catches people off guard is that Frisco's city limits and Frisco ISD's boundaries aren't drawn on the same map, so if you search by city and then search again by school district, you can end up with 2 completely different lists of homes and wonder what you did wrong. You didn't do anything wrong, the maps just don't line up. And because attendance zones can change as a district grows, I always confirm the current assignment for the exact homesite with Prosper ISD directly, and I'd encourage you to do the same before you count on it.
What Makes Prestwick Grove Different From Other Frisco New Builds?
The first thing I noticed, before I ever touched that giant front door, was the space between the houses. The lots here are 70 feet wide, but Toll is building what's really more of a 50-foot product on them, so all that extra room goes to the sides, between you and your neighbors, and that is so rare in a lot of the new builds I tour. (For a sense of scale, 70 feet is about 5 cars parked nose to tail.)
And that space isn't just about elbow room. Once I got inside and was standing at that 15-by-6-foot kitchen island, with the waterfall edges running all the way down both ends, I looked up at all those windows and realized the extra space outside is exactly why so much light was pouring in. It lit up the entire kitchen, the entire living area, all of it, under 20-plus-foot ceilings.
Here's another thing I really like: every single floor plan puts the primary suite on the first floor, including the 5 plans with a second story, so nobody's climbing stairs at bedtime. And in the model I toured, none of the bedrooms touch each other. Every bedroom has its own full bath, the guest suite sits on the opposite side of the house from the primary, and the upstairs bedrooms are split apart too, so everyone gets their own corner.
Now, if you've toured Toll Brothers at Fields, a lot of this is going to feel familiar, and that's not your imagination. By my count, 5 of the 6 floor plans here are designs Toll also builds at Fields, which is only about 5 to 10 minutes away. Toll currently lists Fields starting from $1,361,995 and Prestwick Grove starting from $964,995. Fields is a gorgeous master-planned community, and I love it, I really do. Prestwick Grove just went a completely different route, smaller in scale, with the focus on the homes and the land they sit on.
So if a resort-style pool and a big amenity center are high on your wish list, I'd ask about community amenities early on, because a larger master-planned community might check that box better for you.
What Should You Know Before You Buy at Prestwick Grove?
A model home is designed to make you feel something, and trust me, this one does its job really, really well. I felt it too, I'll admit it, especially in that primary bathroom with the 2-person tub I keep calling a mini pool. But when I walk a new build with clients, my job is to keep the numbers in the room, so here's what I looked up for you.
The property tax rate. When you add up the 4 taxing entities here, the City of Frisco, Prosper ISD, Collin County, and Collin College, the 2026 rate comes out to about 1.86%. On a $1 million home, that's roughly $18,600 a year before exemptions, and once it's your primary residence, a homestead exemption brings that number down.
Translation: on a $1 million home, plan for somewhere around $1,550 a month in property taxes until your exemption kicks in.What's standard and what's upgraded. Model homes are built to show you what's possible, so a lot of what you see in the video is upgraded, including that chandelier over the island, and the starting price covers the base plan, with the rest chosen at the Toll Brothers Design Studio. KitchenAid appliances come standard, for example, and you can upgrade to Sub-Zero and Wolf, which, if you know, you know, are kind of the chef's kiss. (The soft-close drawers, I was happy to see, are standard.) If you love the model's look but don't want to make every single decision yourself, the quick move-in homes come with designer-picked finishes already in place.
Which plan gets the second kitchen. Toll lists a prep kitchen as an option on the Westway, the largest plan, so if you love to host and you picture caterers or a couple of extra hands on deck back there during the holidays while you cook out front, that's the plan to start with.
The exact school assignment for your homesite. Which, as you already know, I confirm with Prosper ISD directly, every single time.
There are 2 things I left out on purpose: HOA dues and the builder's current incentives. They change too often to print here, and they're the 2 things I always get in writing for my clients. If Prestwick Grove is on your list, send me a message and I'll pull the latest for you.
Here's What This Means for You
If you've been looking for luxury new construction somewhere around $1 million in north Frisco, and you want your bedroom on the first floor and real breathing room between you and the house next door, I genuinely think Prestwick Grove deserves a Saturday afternoon. Just walk in knowing that the address and the school district tell 2 different stories, and that the model is dressed up for company, and you'll be able to tell pretty quickly whether it fits the way you actually live.

A butler's pantry is usually a pass-through space for serving and storage, often with counter space and sometimes a sink. A prep kitchen goes further, with its own cooking appliances, so the cooking and cleanup can happen out of sight. The second kitchen in the Prestwick Grove model has a 6-burner range, an oven, a farmhouse sink, and its own fridge.

Conclusion
This is truly a well-designed, well-thought-out community, and I mean that, with a Frisco address, Prosper ISD schools, room on both sides of the house, and Toll Brothers floor plans starting just under $1 million. Get the right answers before you get attached, and the decision gets so much easier.
