This is no small project. 970 acres is massive. It’s roughly 3 times the size of Central Park. (I looked it up so you don't have to. 🤓)
It’s called Sherley Farms. And the developer didn’t just come up with a cutesy name, there is an actual working organic farm at the center of the neighborhood! How cool is that!? Not only is the land area it sits on huge, the investment is sizable as well, clocking in at $1.5 billion. This is the same developer that brought us Windsong Ranch in Prosper, so they know how to deliver big and beautiful communities! If you're a first-time buyer who has spent the past year watching Frisco and Allen prices climb higher and higher, you might want to take a few minutes to read this one.
Here’s what's being built
Sherley Farms will eventually bring about 3,000 homes to Anna, just east of Highway 5, near the US-75 corridor. Lots are expected to be ready by late 2026. Model homes open in spring 2027. (It’s not too early to get pre-approved now)
But the detail that really sets this apart from most new-build announcements in DFW is this:
At the center of the neighborhood, there will be a 65-acre working organic farm. Not a park or "nature-inspired amenity." An actual farm, with programming built around food production and community life.
That is genuinely unusual. I don’t think I’ve seen anything like this. Most master-planned communities in North DFW offer a lazy river or a bocce ball court. Sherley Farms is designing something that functions differently by intent.
What the numbers say about Anna
Anna, TX is a city located about 20 miles northeast of Frisco. Its population in 2020 was almost 17,000, and currently hovers around 32,000. It’s seen a rapid 10% annual growth rate and is projected to grow to 45,000 residents before 2030.
That kind of growth in just under a decade typically moves home values in ways first-time buyers tend to notice only after the fact. Prosper, Celina, and Gunter all looked a lot like Anna just a few years ago. 📈
Worth knowing: Anna's city leaders have already streamlined their permitting process, cutting approval timelines from weeks down to days. Infrastructure improvements are already underway. This is a city that saw the growth coming and got ready for it. 🏗️

What this means for a first-time buyer
Here's the real lesson inside this story.
When a $1.5 billion developer acquires 970 acres in a city, you know they’ve already done a level of due diligence on the latest market studies, demographic forecasts, infrastructure assessments, etc. They know what they’re doing to put that kind of cheddar behind a project. (They did their homework 📝)
Now, that doesn't mean Anna is the right fit for every buyer, or that Sherley Farms is the right community for you specifically. But if you've been looking at homes online and hoping you can come across a pretty new house in a cool neighborhood with an affordable price tag, this might be a sign. 🕊️
When someone asks me if they should buy a new construction home or a resale home, the answer always is… “it depends.” But for new builds, earlier phases often times offer better lot selection and more room for appreciation compared with the last phases. The first lots will be available in late 2026, with model homes coming spring 2027. This means there’s time for you to see whether Anna is a good fit or research Anna’s ISD, and make a thoughtful decision.
