Dallas Home Prices Are Higher Than the National Average... and So Are Price Reductions. Here's What the Market Is Saying.

Over the past 2 years, I've noticed something about the housing market here in DFW. Homes that were priced right and marketed well sold fast, usually within a week, while others sat for a long time. Realtor.com's February 2026 numbers put that data into perspective, and the story they tell is worth a close read.
Dallas's median listing price hit almost $420,000 in February, up 3.7% year over year. Meanwhile, the national median actually dropped 2.1%, landing around $403,000. So not only is Dallas holding its own, it's actually moving in the opposite direction from the rest of the country. 📈
Now here's where it gets interesting. More than 20% of Dallas listings reduced their prices in February, while the national average was only 15.5%. That gap is the market saying that sellers in DFW are pricing with confidence, and a good number of them priced it a little too confidently for current conditions.
So what does this mean for you? For buyers, these reductions mean opportunities 🤩. A home that has already had its price cut means the seller has noticed the market didn’t respond as expected, and wants to work with a reasonable buyer. On top of that, North Texas added listings at 4X the national growth rate in February. So buyers have more options and there’s more room to be selective.
For sellers, this signal is worth taking seriously, but it doesn’t mean it’s a bad time to sell. On the contrary, it’s indicating that there are a lot of keen-eyed buyers who want to move on a great deal as soon as it comes up. Buyers who recognize value are moving decisively. Some homes are sitting simply because they came in at the wrong price, or the marketing didn't lead with the right story. The best strategy hasn't changed: price it right from the start.
The bigger picture has not shifted. Corporate relocations are still coming. The 380 corridor and DNT are still under construction in both directions. Population growth in Collin County has not slowed.
The market is not pulling back. It's just articulating what buyers are willing to pay.
